Chapter 16.10 ENVIRONMENTALLY SENSITIVE AREAS
16.10.120 Geologic hazard area buffers.
A. Required buffers shall vary between twenty-five feet and
fifty feet in most cases. The width of the buffer shall reflect the sensitivity
of the geologic hazard area in question and the types and density of uses
proposed on or adjacent to the geologic hazard. In determining the appropriate
buffer width, the town shall consider the recommendations contained in any
technical report required by these regulations and prepared by a licensed
geotechnical engineer retained by the applicant.
B. Buffers may be reduced to a minimum of fifteen feet when
the applicant demonstrates through technical studies that the reduction will
adequately protect the proposed and surrounding development from the geologic
